They will have done this many times before and will be adept at dealing with Builders.
It isn’t their job to make sure you are getting a good deal. They are there to sell you a home from the seller they represent. Sometimes you may be made to feel you don’t need a real estate broker to represent you in the transaction. The Truth is that having a broker represent your best interest is free and you end up with a professionally licensed realtor acting as your ally and guide. Your agent works to get you the best deal just like the builder’s agent works to get their company the best deal. Your agent works solely for you and your interest. Your needs are of more concern.
They can be stern when needed and you can avoid having to be the bad guy….the whole bad cop, good routine. You and the builder may have a wonderful working relationship. However, what happens when you reach an obstacle and all of a sudden what was a minor disagreement turns into an email war about who is out of line and who is responsible for what? As opposed to being directly involved with the builder when things get heated, it makes sense to have an agent working on your behalf to handle the issues when they arise and work diligently to remove as much stress from the process as possible. Your agent can apply the pressure and you can relax and let them work with the builder to come up with a solution that you find acceptable. Remember, your agent works for you not them and likewise fights for you not them.

You will be without an authority to assist you and guide you and provide the valuable information in regard to financing, inspections, timelines, and expectations. In addition, a good broker will help you by doing homework on your behalf when it comes to schools and locations and utilities. They will help you in many ways so you can focus on your move. It is stressful already to move, you should not also have to worry about negotiating with a large building company. A skilled new home real estate agent knows about which homesites will be best for resale and privacy, knows about closing costs, and what smaller details you should remember when building that home of your dream….Like that extra TV cable outlet on the patio or the pre-wires for surround should you ever want to install a home theatre. A real estate agent who has lots of experience in new home purchases will save you money in short run and long-run.
